The housing market faces challenges as mortgage rates continue to rise. Prospective homebuyers are deterred by the increasing cost, complicating matters for President Trump and the GOP in the lead-up to the midterms.

Mortgage Rate Trends

Last week, the average 30-year fixed mortgage rate surged to 7.28 percent, marking the highest rate since November 2023. This quarter-point jump from the previous week is the largest weekly increase in over four years, as reported by Freddie Mac.

“Economy, cost of living, that kind of congealing will be [important], certainly it has been for the last … two years, for voters in ‘26,” GOP strategist Matt Gorman told The Hill.

Economic Factors Influencing Rates

Several factors have contributed to the rise in mortgage rates above 7 percent. Lawrence Yun, chief economist at the National Association of Realtors, attributes the increase to elevated energy prices resulting from the Iran conflict, which have pushed inflation higher.

According to the Bureau of Economic Analysis, annual inflation measured by the personal consumption expenditures price index rose from 2.8 percent in February to 3.4 percent in August.
