A former electrical substation in Sydney, now up for sale, showcases the trend. This 1,280-square-foot building requires significant renovation, highlighted by visible metal bits, peeling paint, and cautionary signs. Despite these conditions, potential buyers find the property compelling. One visitor even described it as ‘incredible.’

Sydney’s real estate market is so challenging that properties like this one, priced at 1 million Australian dollars (approximately $701,075), appeal to buyers despite needing extensive work. Located on a main route to Bondi Beach, the former substation costs less than a third of the median property price in the area. It is scheduled to be auctioned on Tuesday.

These properties are remnants of Australia’s energy infrastructure. Continuous grid updates make such sites surplus to requirements. Although these substations are often small and overlooked, their availability makes them highly desirable in one of the world’s priciest markets.

In Bondi, a potential buyer named Bruce Millar examined another substation on a busy thoroughfare. Unaware of its interior despite frequent pass-bys, he discovered potential beneath its exterior. ‘I would be inclined to restore it somehow,’ he commented.
